If you're choosing holiday let software in the UK, skip the 40-logo roundups. You don't need a feature dump. You need to know whether Sykes or cottages.com are how you sell weeks, whether Airbnb and Booking.com have to share a calendar with your own site, and whether a guest can pay a deposit on a phone without a contact form first.

I build cottage sites and the PMS integrations behind them. Sometimes that's Penmaenucha Farmon Lodgify, with a custom site in front of the engine. Sometimes it's SuperControl, because cottages.com or a Sykes date-block is in the mix and Lodgify will not keep those diaries in sync. The table below is the 2026 shortlist I actually talk people through.

How to choose holiday let software

Start with channels, not screenshots. If Sykes is in the contract, SuperControl is in the conversation: their Sykes link is a gated date-blocking cross-update, not a first-class two-way API. cottages.com and Hoseasons APIs on SuperControl currently need a minimum of three properties. Global website builders do not fake those agency pipes.

If Airbnb, Booking.com and your own domain are the mix, a website-led PMS is usually the better fit. If you barely use OTAs and already have a site, a cheap UK diary such as Bookalet can be enough — Pro and Team add Airbnb/Booking.com two-way iCal, not a direct OTA API. Then ask the boring question: can a guest finish on a phone at 10pm, with a real total and a card payment, without an email thread? Self catering booking software that only sends “we will confirm” is a spreadsheet with a login.

Property count is the last filter, not a sales floor. Guesty will sell Lite for 1–3 listings from $9/month per listing; I still would not pick it over a website-led tool for one cottage. A 30-key agency does not need a consumer website builder. I've seen both mistakes.

Most cottage owners I speak to only need the first two rows. Lodgify vs SuperControl is that argument in full. If you're already on a cheap widget, Bookalet vs Lodgify vs SuperControl is the three-way. The table is just so you don't spend a Saturday comparing logos that were never going to fit.

Lodgifypublishes monthly plans, which is why one-cottage owners can actually compare it. SuperControl's Owner product also publishes a price: £250 joining plus £555.35 a year for 1–3 properties, ex VAT, then 1% plus VAT on named OTA API bookings. The Agency SKU is quote-only.

Self catering booking software for one cottage

One cottage needs three things: a calendar that cannot double-book, a deposit on your domain, and Airbnb still in the mix if that's how people find you. If the website matters, Lodgify is the default I recommend. Bookalet if you will not connect OTAs as an API — iCal on Pro+ is still a connection. SuperControl will sell you an Owner licence for one property; it is usually the wrong cost shape unless a Sykes date-block is the reason you are there. cottages.com and Hoseasons APIs currently want three properties.

The diary versus engine split is a separate conversation — holiday cottage booking systems compared. Plenty of owners buy software and still quote by email, because the public page never became checkout.

Lodgify alternatives if you need Sykes or cottages.com

Honest Lodgify alternatives in the UK are not Guesty. They're SuperControl first, then Bookster if you already live there. Lodgify's API channels are Airbnb, Vrbo and Booking.com. Sykes is not one of them, and there is no evidenced owner-facing Sykes API for anyone else to speak. If Sykes is how you fill the year, do not switch PMS for a prettier template. Keep the agency connection, and still take direct on a site that shares the diary.

I will talk you onto SuperControl when cottages.com (at three properties) or a Sykes date-block is the product. I will not talk you off it for a nicer theme. The usual gap on those setups is the public booking path, not the back office.

Bookster and eviivo in brief

Bookster is a UK holiday-let name with Instant Websites on every plan and published Lite / Pro / Max prices from £26+VAT a month, plus a channel-manager percentage on OTA sync. If you're happy on Bookster, the job is usually the public booking path, not a software change. eviivo is a UK company with a Website Manager in the core subscription; the pitch is still distribution. Floors are from £35 a month for a single property and from £95 for multi-property, tailored and quote-led. Fine if that's a B&B or hotel-shaped operation. Wrong if you wanted a farmhouse site that ranks for its own name.

Smoobu stays in the table because small-host roundups include it. It is a German company billed in EUR, with a website builder on every paid plan. Airbnb and Booking.com are API; Vrbo is iCal in their help centre. Use it if you have a handful of listings and no need for Sykes. Do I need a PMS if I only list on Airbnb?+

Not on day one. You need one the moment a second channel — Booking.com or your own site — can sell the same night. A PMS is a diary lock, not a status symbol.
