Holiday cottage booking systems compared
Holiday cottage booking system options: diaries, channel managers, and a booking engine on your own site. What UK owners actually need.

If you're shopping for a holiday cottage booking system, ignore the pretty calendar plugins. You need the software that holds availability, rates and deposits — and, if you sell the same night in more than one place, the lock that stops a double booking. Roundups mix diaries, channel managers and full property-management suites, and owners buy the wrong layer. Then they wonder why Airbnb still sold Saturday.
I build the sites and the integrations. Guests used to wait on a quote on jobs I've taken on; dates they were waiting on often reappeared as an OTA stay. The diary and the public page have to be the same truth. UK product names live in best holiday let software UK.
Diary vs booking engine vs full PMS
A diary is a calendar you type into. Spreadsheet, SuperControl-style grid, Google Calendar, iCal. It records that a week is taken. It does not take a card on your domain unless you add an engine.
A booking engine is the guest-facing checkout: live totals, deposits, rules, confirmation. It can sit on Lodgify's builder, a WordPress widget, or a custom site. An enquiry form is not an engine. If someone still has to reply with a price, you do not have a booking system. You have a form.
A full PMS adds owner statements, housekeeping, multi-property ops. SuperControl sells Owners and a quote-only Agency SKU; gravity is UK agency channels, not a ban on one cottage. Guesty Lite is a real 1–3 listing product from $9; Guesty Pro is the operator OS. One cottage rarely needs that operator stack on day one. It needs the diary and the engine to be the same object, so a booking on the site blocks Airbnb the same hour — not overnight via iCal you forgot to refresh.
Holiday home booking system features that matter
Minimum stays, closed-to-arrival, changeover day, extras, damage deposits. iCal as a bridge, not as architecture. Two-way Airbnb and Booking.com if those channels actually sell the cottage. Payments that work at 10pm on a phone. Reports you will actually open. Everything else is a demo you sit through in January and never log into again.
If two channels can sell the same night, you need a channel manager as part of the system, not a second app you forget to update. Many PMS tools include it. Lodgify's channel manager is the usual pair with a bookable site. Bookalet’s Pro+ iCal sync is a connection, not that API. A diary that cannot talk to Airbnb is only half a holiday home booking system.
Best holiday cottage booking system by property count
One cottage: Lodgify if the site matters, Bookalet if you can live with iCal on Pro+ (£139 / £189 / £239 a year), SuperControl if a Sykes date-block is the reason — they will sell an Owner licence for one property; cottages.com and Hoseasons APIs currently want three. A handful: same shortlist, watch listing caps and whether you still want one website per farm or a portfolio grid. An agency: SuperControl or a genuine operator PMS.
There isn't a single “best holiday cottage booking system” by logo. There's a best match to channels and checkout. I've watched people buy SuperControl for one cottage they never log into, and I've watched people buy a cheap widget then pay Airbnb's most-hosts 15.5% cut on every week because the channel manager was never going to be an API. 15.5% is Airbnb's global-average figure for most hosts on the single fee, not a UK tariff — check your payout.
Putting the engine on a site guests trust
The engine on a template nobody believes still fails at conversion. A direct booking website is live availability, a real total, payment, and a confirmation — with photos and copy that match arrival. Custom or builder is a separate decision. Two diaries is the failure mode.
One Lodgify property (or one SuperControl property), one site, OTAs as channels into the same week. That's the setup I actually ship. If the engine is fine and the page dies on a phone, that is a website job, not a reason to buy another PMS.
