Hoseasons owners: how listing works with cottages.com / Awaze, typical fees, and how to keep a direct booking channel alongside.

Hoseasons owners list through the Awaze / cottages.com owner route, not a consumer “book a lodge” page. Hoseasons’ cottage page says marketed through cottages.com. The contract is Awaze’s Agency Agreement. You get property content and a calendar connection. Fees sit with that agreement, not a public card. If you wanted park photos and a hot tub filter, you are in the wrong place. Park and lodge operators are a separate “Market through us” product.
Sykes is the brand many cottage owners already know — Sykes Cottages for owners covers that contract. I still want you to have a site that can take a booking from someone who found you on Google.
How Hoseasons owners list
You do not apply like a guest. You go through owner onboarding: photos, occupancy, changeover, payments according to the brand, and a live calendar they can sell. If your cottage is already on cottages.com, Hoseasons is another shop window on the same Awaze inventory, not a second independent agency. Read which brand the booking actually sits with. Ask the account manager how the calendars reconcile — I am not inventing the mechanism.
Hoseasons and cottages.com are sister brands of Awaze Vacation Rentals Ltd (Companies House 00965389). A cottage can show on both. Awaze is the contracting group, not a third consumer site. Over 90% of Awaze properties are exclusive to the Awaze group. That sister-site thing catches people. You think you listed once. A week then appears in two shop windows, and you have not decided who owns the diary. Get that straight before you add Airbnb on top.
Fees and sister sites
Awaze does not publish a commission rate. Hoseasons says agreements are tailor-made. SuperControl’s cottages.com setup tells the owner to type in the percentage agreed with cottages.com. Your Agency Agreement is the only number. Do not treat SEO tables as a card, and do not compare it to Airbnb’s most-hosts 15.5% as if that were a UK tariff. Ask what you pay before the first booking. Awaze publishes none. cottages.com advertises free professional photography and descriptions. Sykes’ published terms do name a set-up fee and an annual fee; do not transplant those onto Awaze.
I will not invent a Hoseasons percentage for Google. If someone quotes a neat public card, it is not Awaze’s.
Direct bookings plus Hoseasons via a channel manager
Direct needs a site that can take payment and a channel manager so Hoseasons cannot sell a week you already took. If the contract forbids a second channel, the website is still useful for people who find the cottage on Google — without poaching an open Hoseasons enquiry. If the contract allows it, keeping both calendars honest is the whole job.
SuperControl is one of the UK PMS products with a documented Awaze API (cottages.com two-way; Hoseasons gated API — SuperControl’s own docs disagree on whether Hoseasons is rates or availability-only). It is not self-serve. SuperControl currently says both cottages.com and Hoseasons need a minimum of three properties. RMS OneConnect and Booking Experts also connect to Hoseasons. Lodgify will not do this job. If you are not on the agency stack and you want Airbnb, Booking.com and checkout on your own domain, a website-first engine such as Lodgify is the other conversation. A Lodgify channel manager will not replace an Awaze API. Lodgify’s API channels are Airbnb, Vrbo and Booking.com. iCal to Awaze is not documented as an owner option. Do not switch PMS expecting that.
I've put custom fronts on engines owners already paid for, and I've moved people who did not need the agency OS. Lodgify is one option once the mix is settled and guests still cannot pay you on a phone.
Alternatives
Stay if Hoseasons (or cottages.com) fills weeks you cannot replace. Add Airbnb only if the agreement and calendar allow it. Build a direct path for people who already know the farm. Leave with notice and a live diary; I am not inventing an Awaze notice period. Hoseasons vs Sykes is contract and brand mix, not lodge photography.
If you leave, do it in winter. Rebuild rates, test a blocking booking, then cancel. Empty Saturdays are an expensive way to feel independent.
