If you're a Sykes Cottages owner looking at the contract, the job is commission, notice periods and calendar control — not a guest shopping page. You get traffic, a brand guests already type, and a deal that takes a slice of the stay. If you are hunting a hot tub in the Lakes, you're in the wrong place.

What Sykes cottages owners actually get

Discovery on a UK brand, photography and copy standards, a guest services layer depending on the package, and a calendar that is not entirely yours. Sykes is appointed as your only letting agent (clause 1.1). You must not list the property on any website or booking service where Sykes lists it, or take bookings from holidaymakers who previously booked through Sykes. Personal bookings are allowed only inside a booking allowance, with rate parity including Sykes’ extra fees. Fully managed packages cost more and do more. Independent-style listings still pay commission. You are renting demand, not buying a PMS.

That demand is real. Plenty of owners would not fill peak weeks without it. The mistake is treating Sykes as the website, the diary and the marketing plan. It is a shop window with a contract attached.

Sykes Cottages commission

How much commission Sykes takes is in your key terms, not a public card. Clause 10.1 puts commission, a set-up fee and an annual fee in that key terms page. Sykes does not publish a rate. Individual owners have quoted figures in forums and one 2020 press interview; those are single contracts, not a tariff. Fully managed costs more; no official uplift percentage is published. Read the contract. VAT and what the percentage sits on (rent only vs extras) change the money. A worked week at 22% of £1,200 would be £264, but that is an illustration with no implied tariff — your key terms are the only number.

Airbnb’s most-hosts rate of 15.5% looks smaller until you remember Sykes may be filling weeks Airbnb never will, and 15.5% is a global average, not a UK tariff. I do not invent a “standard Sykes %” for SEO. Your agreement is the only number that matters. Run last year's book through the calculator before you decide the cut is “just how it works”.

Sykes Cottages vs Airbnb

Sykes vs Airbnb is brand-and-weeks versus marketplace-and-nights. Sykes guests often think in Saturday changeovers. Airbnb guests think in search filters. You can want both. Many owners already run both through SuperControl. Clause 1.1 decides whether “also list on Airbnb” is allowed. Check exclusivity and the personal-booking allowance before you connect a second channel and surprise a contract manager.

If you already run SuperControl, there is a gated Sykes connection whose main job is blocking dates (cross-updating). SuperControl no longer receives guest or financial data from Sykes. Sykes is not in SuperControl’s Channel Comparison Table. It is not a first-class two-way API. cottages.com is SuperControl’s first-class UK-agency API (rates and availability, two-way, three-property minimum). SuperControl pricing is the OS bill. Lodgify’s API channels are Airbnb, Vrbo and Booking.com. Sykes is not one of them. Sykes does not publish an owner iCal feed. Lodgify will not keep a Sykes diary in sync. There is no evidenced owner-facing Sykes API.

Leave Sykes Cottages without a dark week

Follow the contract. Owner notice is six months (clause 13.1). You honour bookings within 12 months of notice (13.4). You must not market to Sykes guests (4.9). Sykes’ own notice is three months (14.1). Early walk-away before listing is £150 ex VAT (13.2). Leave the calendar live until the new engine is taking bookings. Rebuild rates and minimum stays on the new diary first. Connect Airbnb or Booking.com only when a test stay blocks the other side. A dark week is how you fund the exit with empty Saturdays.

If you leave Sykes and still need Airbnb, Booking.com and a site guests will finish, a website-first engine such as Lodgifyis the next conversation after the channels question — not as a Sykes replacement. You can also keep SuperControl as the diary and put a proper front on it. I've done both.

Lodgify's channel manager covers the global OTAs. It will not magically keep a Sykes contract you have just left. Plan the weeks, then pick the software. Once the agency mix is settled and you want checkout on your own domain, that website-first engine is one option — not the only one.

cottages.com commission

cottages.com sits in the Awaze world with Hoseasons. Hoseasons and cottages.com are sister brands of Awaze Vacation Rentals Ltd. Awaze does not publish a commission rate. Hoseasons says agreements are tailor-made. SuperControl’s cottages.com setup tells the owner to type in the percentage agreed with cottages.com. Your Agency Agreement is the only number. If you are on both Sykes and cottages.com, you have two agency invoices and a calendar to keep honest. OTA commission costs is the arithmetic.
