Lodgify vs Guesty for a small holiday cottage portfolio

Lodgify vs Guesty for one or two cottages is a real comparison now. Guesty sells Lite for 1–3 listings, from $9 a month per listing. Lodgify sells a bookable website with a channel manager. Guesty Pro and Enterprise are the operator tiers — quote-led, aimed at teams. Lite is not those tiers.

I still put a UK cottage that needs a distinctive, bookable site on Lodgify. I do not pretend Guesty will refuse the sale. If you’ve already got Guesty across a real portfolio, stay. If you have a handful of lets and a site that still cannot take a Saturday week, that’s a different job, and Lite’s $9 card does not automatically solve it.

Who each is for

Lodgify: a website-led PMS with Airbnb, Booking.com and Vrbo. Plans scale; Professional and Ultimate have no published property ceiling. Guesty: three named bands — Lite (1–3 listings), Pro (4–199), Enterprise (200+). Guesty’s own FAQ answers “Is Guesty a good fit for hosts with 1–3 properties?” with “Yes.” Lodgify vs OwnerRez is still the closer small-host fight on website gravity. Guesty Lite is in the race on price and the same three OTAs.

A team running 40 keys needs ops software, and that is Pro or Enterprise. A farm with two units needs a calendar that cannot double-book and a page that can take a Saturday week. I’ve been asked to “just put it on Guesty” so the owner could tell their accountant they had a proper stack. On Lite, that stack is Airbnb-gated and three channels wide. On Pro, you are in a quote.

Direct booking website

Lodgify’s website builder and widget are part of the product — the reason I still pick it when the public site is the job. Guesty also has a website builder. Lite includes a free booking website. Guesty Websites Basic is a one-pager on a guesty.site subdomain (custom domain $15/month). Advanced is $49/month plus 0.5% of direct gross booking volume, with SEO tooling and a blog. You can also embed the booking engine on WordPress, Wix or a custom site. Guesty will design the page if you buy Advanced Plus as a service. The trade-off is paid site plus revenue share for a capable CMS, not “Guesty has no website.”

You can put a custom site in front of either engine. The difference is what you’re paying for while you do it. Lodgify’s published ladder includes the builder from Starter. Channel manager

Both talk to Airbnb and Booking.com. Lite’s published channels are Airbnb, Booking.com and Vrbo, the same core three Lodgify uses. Lite is Airbnb-first: you cannot use it as a channel manager without an Airbnb account. Extra channels live on Pro (Guesty claims 60+). For a cottage, Airbnb, Booking.com and the website are usually the job. Extra Pro channels you never fill are extra mappings to break.

If Sykes or cottages.com still fill weeks, neither Lodgify nor Guesty is the documented UK specialist. SuperControl publishes a Sykes date-blocking setup path. Guesty’s UK landing page claims instant sync with Sykes and cottages.com; its channel documentation names Fabulous Holiday Cottages and does not document Sykes or cottages.com. Guesty pricing vs Lodgify pricing

Split the tiers. Guesty Lite is published: from $9/month per listing. UK geo pricing on the page is $9 plus 1% on the LiteOptimizer option. 14-day Lite trial, no card. There is no published sales floor. Lodgify pricing is a subscription a single owner can screenshot — Lodgify’s pricing page is the live number (Basic $14/month yearly at one property on 18 September 2026; website builder from Starter). Lite can be cheaper than Lodgify Basic at list. Pro and Enterprise are quote-only (fixed fee per listing or a percentage of GBV — no public number). Pro starts at four listings, not ten.

Verdict for 1–5 cottages

If the job is a bookable cottage site plus Airbnb and Booking.com, I still pick Lodgify. Guesty Lite is a real 1–3 listing product if you already live on Airbnb and you want the cheap three-channel manager; I would not pick it over Lodgify for the public site unless you are happy with the free one-pager or you will pay Advanced. From four listings, Guesty Pro is a quote, not a cottage homepage product. Hostaway is the other operator tool — Lodgify vs Hostaway — with a two-listing floor and its own site add-on. The wider comparison is best vacation rental software. One UK cottage needs a calendar that cannot double-book and a site that can take a week. That is not a reason to invent a Guesty minimum.

It depends on the Guesty tier. Guesty Lite is published from $9/month per listing (UK geo group also $9 + 1% on LiteOptimizer) and can undercut Lodgify Basic at list. Guesty Pro and Enterprise are quote-only (Pro starts at 4 listings). Compare live cards for Lite; ask for a quote before you treat Pro as much higher.

Can Guesty build a direct booking website?+

Which is better for one UK holiday cottage?+

If the job is a converting cottage site plus Airbnb and Booking.com, Lodgify is the usual fit I would pick. Guesty will sell Lite for one listing, from $9/month, but Lite is Airbnb-gated with three channels (Airbnb, Booking.com, Vrbo) and a thinner site unless you pay for Advanced. SuperControl if Sykes date-blocking is the reason.
